He brought up future recommendations to hone more on the <\/span><a href=\"https:\/\/www.accgov.com\/DocumentCenter\/View\/93709\/Affordable-Housing-Investment-Strategy-Summary-Handout\"><span style=\"font-weight: 400\">Affordable Housing Investment Strategy<\/span><\/a><span style=\"font-weight: 400\"> by working towards expanding on local affordable housing funds, gap financing for new low-income housing tax credit and down payment assistance.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"font-weight: 400\">He mentioned <\/span><a href=\"https:\/\/www.dca.ga.gov\/sites\/default\/files\/2022-525athensflatsms.pdf\"><span style=\"font-weight: 400\">Athens Flats<\/span><\/a><span style=\"font-weight: 400\">, a multifamily complex that has been in development since last year. The project is estimated to be about 300 units and permanently affordable at about 60% of <\/span><a href=\"https:\/\/www.huduser.gov\/portal\/datasets\/home-datasets\/files\/HOME_IncomeLmts_State_GA_2023.pdf\"><span style=\"font-weight: 400\">area median income<\/span><\/a><span style=\"font-weight: 400\"> for families earning under $40,000 a year.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"font-weight: 400\">He reminded student journalists&nbsp; that the community has dealt with dramatic population increases before. He brought up examples such as the industrial revolution and Clarke County\u2019s growth, after World War II, with 37,000 residents in 1950 to 75,000 in 1980.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"font-weight: 400\">&nbsp;Mayor Girtz says, \u201cWe were able to be responsive then, and we believe we\u2019re going to be able to be similarly responsive now.\u201d<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"font-weight: 400\">With<\/span><span style=\"font-weight: 400\"> solutions presented, there is still public concern over <\/span><a href=\"https:\/\/www.merriam-webster.com\/dictionary\/gentrification\"><span style=\"font-weight: 400\">gentrification<\/span><\/a><span style=\"font-weight: 400\"> and the acceptance of luxury apartments. Many question how they play a part in affordable housing.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"font-weight: 400\">Mayor Girtz defended those projects, saying they were built in places that were abandoned or in previous parking lots. The future land use plan prioritizes high density student oriented housing. The mayor said neighborhoods would be relieved from high pressure applied by students looking for housing.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"font-weight: 400\">Jeff Humphreys, director of UGA\u2019s Terry College of Business Selig Center for Economic Growth, <\/span><a href=\"https:\/\/flagpole.com\/news\/city-dope\/2024\/02\/07\/uga-economist-overpriced-housing-is-hurting-the-athens-economy\/\"><span style=\"font-weight: 400\">shares insight at Terry\u2019s Economic Outlook Luncheon about Athens&#8217; economy.<\/span><\/a><span style=\"font-weight: 400\"> Humphreys said UGA\u2019s continued growth adds pressure on Athens\u2019 housing stock, causing it to be very tight with a vacancy rate of just 4%. He said that Athens has a substantially overpriced housing market and will not likely change due to high demand and scant listings of homes for sale.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"font-weight: 400\">Rebecca Hines, <\/span><span style=\"font-weight: 400\">a second year ecology major, <\/span><span style=\"font-weight: 400\">said the gentrification happening in Athens and the acceptance of luxury apartments are setting things backwards for improvement.<\/span><span style=\"font-weight: 400\"> She says with housing there is more in demand but less supplied. Hines has been searching since November, and currently has no housing secured.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"font-weight: 400\">\u201cSome of us just need a place to live, you know? I don\u2019t care about having a pool and a gym, I just need a roof over my head,\u201d she said.&nbsp;<\/span><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\" \/>\n\n\n\n<h4 class=\"wp-block-heading\">Why I Wrote the Story:<\/h4>\n\n\n\n<p class=\"wp-block-paragraph\">This story was an opportunity for me to attend and cover a news conference. Being able to hear from Mayor Girtz and the plans he presented to everyone and then writing about it after to share was very new to me. This story made me realize that I wanted readers to gather their own opinion on a huge topic like this.
